Job Description:
--Exempt; Salary; Not Eligible for Over-time OVERVIEW --The
primary function of the Director of Operations is to assist in all
aspects of the administrative, financial, capital, and operations
of 50 property entities in Louisiana, Mississippi, and Texas. The
types of properties managed by Sunquest Properties, Inc. include
the following: --- Conventional (Market Rate). ----- Housing and
Urban Development (HUD) (Properties with HUD-Insured Loans,
including those with Project-Based Section 8 HAP agreements). -----
Rural Development (RD) (Properties with RD Loans and Project-Based
Section 8 HAP agreements or RD Rental Assistance agreements).
DUTIES AND RESPONSIBILITIES ----- Supervise Regional/District
Property Managers, as well as, other on-site staff personnel as
needed. ----- Propose goals and objectives for each property and
monitor goals and objectives that are implemented. Prioritize tasks
to ensure company goals and deadlines are met. ----- Assist in the
preparation and approval process of property operating budgets.
----- Assist the Chief Financial Officer and Controller of Property
Accounting in the monthly, quarterly, and annual review of property
operating statement s and in the performance of various financial
analyses (e.g., budget variance reporting, industry-standard
variance reporting). ----- Responsible for hiring, terminating, and
reprimanding direct reports and, as necessary, on-site property
personnel and for coordinating such actions with Human Resources.
----- Evaluates the performance of Regional/District Property
Managers and reviews the Regional/District Property Managers'
evaluations of on-site property personnel. Based on the
evaluations, recommends areas for improvement. ----- In
coordination with the Regional/District Property Managers, develops
specific leasing and marketing plans for each property. -----
Settle disputes between tenants and Regional/District Property
Managers. ----- Maintain awareness of all material/significant
property management issues. ----- Perform semi-annual property
inspections. ----- Assess the training and continuing education
needs for Regional/District Property Managers and approves training
and continuing education courses. ----- Conduct all business
following Sunquest Properties' policies and procedures, Fair
Housing, Americans with Disabilities Act, Fair Credit Reporting
Act, housing rules and regulations prescribed by HUD, RD and the
LIHTC program, and all other Federal and States laws. ----- Stays
abreast of industry compliance, legal and code issues to ensure
both the company's and the properties' adherence. ----- Assist in
the due diligence and underwriting of potential acquisitions. -----
Other duties and responsibilities as assigned by the President/CEO.
CONTACTS & LIASIONS --This position comes in contact with industry
professionals, owners, vendors, etc. Diplomacy, tact, and a
helpful, positive, professional presentation and attitude are
required. TRAINING/EDUCATION ----- High school diploma required
----- College degree preferred ----- Industry Accreditations
Preferred (CAM, ARM, TCS, COS) EXPERIENCE/SKILLS ----- Minimum of
ten years of proven experience in multi-site supervision. -----
Experience with managing Conventional, HUD, RD and LIHTC properties
and knowledge of HUD, RD and LIHTC housing-related rules and
regulations preferred ----- Understanding of all aspects of
property operations, financial management, leasing, and marketing.
----- Computer literacy sufficient to operate spreadsheet and word
processing applications (i.e., Microsoft Excel, Microsoft Word,
Adobe Acrobat). ----- Working knowledge of Real Page
Accounting/OneSite. ----- Effective communicator in both verbal and
written formats. ----- Exceptional customer service skills and the
ability to maintain strong working relations with both internal and
external clients. WORK HOURS --Average of 40-50 hours per week;
On-call as needed. DRIVING/TRAVELING REQUIREMENTS ----- Monthly
travel to visit property sites in 3 state area, with the majority
in northeast Louisiana. Overnight travel once a month. ----- Must
have valid driver' s license and automobile insurance. SUNQUEST
